Taking a holistic approach, we focus on understanding the end goal and designing with intention to achieve it. We collaborate closely with clients, contractors, consultants, and suppliers to ensure a smooth and seamless experience from initial consultation to project completion.

The Process


The 4 steps towards your dream home

Explore your vision and it’s feasibility 

Stage 1 - Consultation

During our first workshop, we’ll discuss your vision for your dream home, establish your needs, and define the project parameters, including scope, timeline, and budget. Once we’re confident we can bring your project to life, we’ll create a detailed project brief and fee proposal for your review.

  • A no-obligation call or virtual meeting, scheduled through our contact page or via email, to discuss your project and get to know each other better.

  • We’ll present planning precedents and policies, as well as provide examples of past projects. Based on this, we’ll present a comprehensive project scope and a transparent, detailed breakdown of our fees.

  • If needed, we’ll offer a complimentary follow-up consultation, either in person or online, to address any questions you may have after reviewing our proposal.

  • If you’d like, we can arrange a call with one of our previous clients to share their experience working with us. We also have plenty of reviews available. Additionally, we’ll provide example outputs for each project stage to give you an idea of what to expect—and hopefully get you excited about the process!

  • When you’re ready to move forward, we’ll ask for a 50% deposit of the Phase 1 design fee. At this point, we’ll schedule your measured survey and the first design session.

Stage 2 - Design

This is where the excitement begins—our first opportunity to bring your ideas to life visually. We’ll guide you through a range of creative decisions, help you navigate the complexities of planning policy, and present design options that evolve as we refine and perfect your vision, step by step.

  • After our measured survey and initial site visit, we’ll share a briefing document and questionnaire to spark your thoughts and questions. In our first design workshop, we’ll explore the space, understand your goals, identify any constraints, and discuss design options, timelines, budgets, and priorities.

  • Using existing plans, elevations, and sections as a base, we’ll create proposed layouts, including options that align with your brief and optimise the space to suit your home.

  • At this stage, we’ll present our initial design concepts, discussing the pros and cons of each. We’ll explain the “why” behind our designs and how each option responds to your brief.

  • We’ll give you time to review and provide feedback. Design is a collaborative process, and we ensure our clients remain at the heart of every decision.

  • Once we’ve agreed on the final design concept, we’ll discuss the planning strategy and prepare everything for your application. We’ll manage and submit the planning application on your behalf, ensuring a smooth process.


Technical design and pre construction coordination

Stage 3 - Technical 

During this stage, we’ll refine the approved design and collaborate with our trusted network to create a comprehensive technical package, ensuring your project is fully prepared for construction.

  • Leveraging our trusted network, we’ll introduce the relevant consultants specific to your project, including structural engineers, party wall surveyors, drainage specialists, contractors, interior designers, and suppliers.

  • With input from the relevant consultants, we’ll prepare a detailed set of technical architectural drawings, coordinating and refining their work to ensure a cohesive and accurate design.

  • Once the draft technical drawings are ready, we’ll hold a workshop to discuss any design impacts, constraints, and building control considerations. We’ll also review strategies for the tender process, contractor selection, contract administration, project management, and next steps for construction.

  • With the approved technical design in hand, we’ll submit the necessary documents to building control to confirm compliance with current building regulations. This step helps mitigate financial and time-related risks during construction.

  • We’ll formally invite contractors to tender for the project. Once we receive the tender returns, we’ll review them together, make any final adjustments, and prepare for the construction phase.


Stage 4 - Project Management 

We bring your project to life

Our approach to project management is built on collaboration, ensuring that all key stakeholders—contractors, consultants, suppliers, and building control—work together efficiently and to the highest standards. As your primary representative, we deal the day-to-day details of construction and site management, so you can stay focused on the bigger picture.

The level of project coordination and contract administration will be tailored to the scope of your project, your experience, availability, and budget. We’ll discuss the details and associated fees during the design development phase.

Our comprehensive project management services include everything from attending weekly site visits and recording meeting minutes to coordinating actions, updates, and next steps. We assist with construction documents, manage contracts, and oversee on-site work to ensure the project runs smoothly. We work closely with the contractor, monitor quality control, and provide you with a single point of contact throughout the process, keeping you informed and confident at every stage.
